Canonical page: https://applianceexperts365.com/service-areas/burien/ Last updated: 2026-10-21 Burien is a King County city on the Puget Sound shoreline, directly west of Sea-Tac airport and roughly 12 miles north of our NE Tacoma base. Appliance Experts 365 serves Burien homes with in-home repair of refrigerators, washers, dryers, dishwashers, ovens and ranges. The technician who comes to your door is licensed, insured and EPA 608 certified, with over ten years in the trade. We quote the diagnostic fee before booking, put every repair in writing before starting, and back finished work with a parts-and-labor warranty. Burien's housing ranges from mid-century homes to newer townhomes, so we come prepared for everything from older top-load washers to compact stacked units and built-in refrigerators. As an independent repair company we are not tied to one brand, and sealed-system refrigerant repairs stay in-house thanks to EPA 608 certification. Same-day or next-day scheduling is available for most of Burien. ## Burien neighborhoods we serve We cover ZIP codes 98146, 98148, 98166 and 98168. That includes Downtown Burien, Seahurst near the park, Three Tree Point and Shorewood on the water, Lake Burien, Gregory Heights, Sunnydale, Boulevard Park and Salmon Creek. SR-509 brings us up from the south, and the airport corridor along SR-99 is a short hop. Mention detached garages or basement laundry when you book so we arrive with the right tools. - County: King County - Neighborhoods: Downtown Burien, Seahurst, Three Tree Point, Lake Burien, Shorewood, Boulevard Park, Gregory Heights, Salmon Creek, Sunnydale - ZIP codes: 98146, 98148, 98166, 98168 - Wikipedia: https://en.wikipedia.org/wiki/Burien,_Washington ## Common Burien Service Calls - **Stacked washer-dryer not spinning** -- Compact stacked units rely on door lock switches, drive belts and motor control boards. We diagnose at the unit without pulling the whole stack unless necessary. - **Built-in fridge warming up** -- Built-ins typically have condensers on top that collect dust. A dirty condenser, a failed fan or a low refrigerant charge are the first things we rule in or out. - **Gas range burner clicking nonstop** -- Moisture in the spark module, a cracked igniter or a shorted switch keep the sparker firing. We dry, test and replace as needed. - **Freezer frosting over** -- Door gaskets, defrost heaters and defrost thermostats cause frost buildup. We find the failed component rather than just thawing it out. ## Services in Burien - [Refrigeration Repair](https://applianceexperts365.com/refrigeration-repair/): Refrigerator, freezer, built-in refrigerator, ice maker, and wine cooler diagnosis and repair. - [Washer Repair](https://applianceexperts365.com/washer-repair/): Top-load and front-load washer diagnosis and repair, all major brands. - [Dryer Repair](https://applianceexperts365.com/dryer-repair/): Gas and electric dryer diagnosis and repair, all major brands. - [Dishwasher Repair](https://applianceexperts365.com/dishwasher-repair/): Built-in and portable dishwasher diagnosis and repair, all major brands. - [Oven & Range Repair](https://applianceexperts365.com/oven-range-repair/): Oven, range, cooktop, range hood, and warming drawer diagnosis and repair. - [Refrigerant & Freon Leak Repair](https://applianceexperts365.com/refrigerant-leak-repair/): EPA 608 certified refrigerant leak detection, recovery, and recharge for refrigeration appliances. - [Luxury & Built-In Appliance Repair](https://applianceexperts365.com/luxury-appliance-repair/): Independent, EPA 608 certified repair for Sub-Zero, Wolf, Thermador, Miele, Viking and other built-in and panel-ready appliances in Tacoma and nearby. ## Frequently Asked Questions ### Do you come to the Three Tree Point and Seahurst areas?
